nHabit is seeking funding to develop the world's first platform using behavioural data and route-optimisation to match people with places based on lived experience.

The platform uses the proprietary novel N4 Engine that integrates multimodal routing intelligence (isochrone) with GNN-based spatial-semantic learning, injecting relevant, spatially aware community context to nHabit's LLM agent for efficient search. The N4 engine generates spatial clusters providing efficient indexing and lifestyle-focused community embeddings and provides personalised fit scores and urban desirability paths in fewer operations.

The key value proposition is a better match for buyers/renters in terms of lifestyle fit, cutting the typical 20-hour search to under an hour. Agents gain a broader, high intent buyer pool beyond postcode limits, higher lead to view rates, and sub day onboarding for ~£1.8k/year without extra portal integration spend. A typical UK sale takes ˜ 16 viewings before offer (Quick Move Now, 2023). nHabit's lifestyle matched leads are projected to cut wasted viewings 30% (˜5). At an average £15 agent hour, that saves £75 labour per listing - about £9k yearly on 120 listings, while freeing staff to secure new instructions.</ns2:abstractText></ns2:project>
