This tool is designed for practising surveyors who typically take detailed notes during property inspections, then spend hours converting those notes into final reports for homebuyers, lenders or landlords.

The current process is slow, repetitive, and often done manually in Microsoft Word. Most surveyors, particularly sole traders and small firms, lack access to admin support or tailored software. This limits their capacity to take on new work and contributes to delays in the homebuying process.

Our solution, automatically turns a surveyor's site notes (typed or dictated) into a structured, editable draft report. Unlike rigid, template-driven systems, the platform adapts to each surveyor's style and logic. It learns how they prefer to describe issues, which recommendations they tend to make, and how they format their output.

Key features include:

_Voice input support_: Surveyors can speak their notes in the field, saving time and reducing duplication.

_Personalisation_: The system matches each user's phrasing and report structure, helping maintain consistency across jobs.

_Control and transparency_: The AI makes suggestions, but users always have the final say, with every change clearly tracked.

The platform is powered by a fine-tuned language model trained on thousands of real-world survey data points, including sample reports, post-edit outputs, technical guidance and regulatory standards (e.g. RICS Home Survey Standard, PAS 2035). All content is processed securely and remains under user control.

The tool is designed for accessibility and ease of use, working across desktop and tablet, with no need for technical knowledge or workflow change. It supports PDF and Word export and includes smart prompts for common risks such as damp, structural movement, or cladding.

This 6-month project will deliver a working prototype, test it with practising surveyors and prepare for commercial launch. Our goal is to improve productivity across the surveying sector, particularly for professionals working independently or in small practices.

By reducing admin time and improving consistency, can help increase housing transaction speed, support training and upskilling and lay the foundation for new innovations in property data and safety reporting.</ns2:abstractText></ns2:project>
