Applied Generative Design Engineering Software for Affordable Home Construction and Development

Abstract

Modulous is creating a technology-enabled construction process aiming to build high quality affordable, sustainable homes at pace and scale in the UK and then roll this out around the world.

Modulous has developed a highly engineered physical Kit of Parts from modular sub-assemblies delivered just in time and just in sequence by a network of established construction material suppliers. This enables Modulous to facilitate the building of high quality modular homes without building a factory, creating a revolutionary low capex model for the modular building industry. The Kit of Parts development will be commercialized from June 2021 as part of our initial pilot projects, and early in 2022, people will be living in Modulous homes.

In parallel with this physical product development, Modulous is now creating a software product to revolutionise the way in which residential housing schemes are designed. This new project aims to develop a digital design platform based on the physical Kit of Parts to support high speed design, engineering and project costing. Basing generative design on a precision engineered Kit of Parts, ingesting data on local building codes, land topography and building in specialised design engineering inputs, this software will allow land owners to create accurate property development scheme appraisals in seconds and at minimal cost.

This will unlock huge amounts of marginal land for development, and it will completely change the risk / reward dynamics around property development. The upshot of this will be that more affordable housing will be built, and using the Modulous approach, it will be better quality, more sustainable, less impactful on the local environment and cheaper.

With this software tool driving the design process and with the physical product revolutionising the construction process downstream, Modulous will enable third parties to assemble modules and local companies to deliver these homes without having their own factory. In turn, by reducing the capital requirement, funding and time to build these homes at an affordable price, this will enable modular housing to make the step change required to start to solve the housing crisis.
