A Data Driven Platform Approach for Retrofit Specification and Performance Monitoring

Abstract

Retrofitting buildings is complex and expensive. Barriers include regulation, finance, access to existing property data, and consumer drive. There is however a pressing need for an integrated retrofit approach to transform the energy needs in buildings. To maximise success, cost-effective design and installation of retrofit solutions systems are needed in conjunction with long-term building optimisation through automation and behavioural nudging.

MyGlobalHome is an innovative company (est 2018) accelerating buildings towards net-zero in a way that's never previously been possible due to the fragmented nature of the construction industry.

Our core innovation is a building operating system with sensor and control technology, ULTRA. Connection to our PropCode platform transforms ULTRA's impact through the provision of ongoing data insights (building performance/specifications/air-quality/usage/climate/etc).

Utilising AI/ML, our PropCode platform provides mid to long-term insights to inform key, scalable, design and specification decisions for buildings (i.e.materials/technologies) and optimises energy efficiency enabling longer-term consumption reductions. Scaled deployment of ULTRA and engagement with our PropCode platform enhances outcomes by aggregating data and insights across a wide range of geographies, typologies and archetypes.

Our PropCode platform and ULTRA technology has been successfully established in 115 new-build homes, supported by a £9m InnovateUK grant (with Beckhoff, Bouygues, Contactum and the University of Surrey). Conversion of ULTRA(tm) for retrofitting requires significant re-development to consider issues of installation, safe data management and system reliability/compatibility.

This project builds on our PropCode platform's success in new-build to offer holistic, replicable, retrofit solutions. This will give retrofit buildings access to all the benefits that new-build currently benefit from on our PropCode platform. It will also provide a rapid scale opportunity for engagements on our platform by opening a new market.

The additional scale that retrofits bring will benefit our PropCode platform by providing additional data. This will in turn lead to greater accuracy of insights which will in turn lead to better engagement and ever-increasing scale. It is this platform network effect that will see our PropCode platform maximising impact across the whole sector.

A scaled PropCode platform will also provide further evidence of transparency of ESG performance to lenders for financial reporting. This will in turn lead to greater flow of capital into the retrofit market.

This feasibility study will identify the optimal lead customer/project/suppliers/ULTRA and PropCode upgrades/retrofit scenarios for inclusion in Phase 2 that achieves the outcomes of a just transition to net zero with a scalable commercial proposition across all building types.
